What is an Energy Performance Certificate calculation?

An Energy Performance Certificate (EPC) is an asset rating, this provides an energy efficiency rating (displayed on an A-G scale) in relation to a property’s running costs. This rating will consider the potential energy performance of the property itself (the fabric) and its services (heating, lighting, hot water etc). More about EPCs.

Why do I need an EPC calculation?

There are a few reasons why you may need an EPC.

• If you are building a new property, either residential or commercial, you will need one at the end of that process.
• The same will usually apply if you are renovating, extending or with a change of use.
• The other reasons are if you are selling or letting and property you will need an EPC.
• EPCs are also sometimes required to meet Planning Conditions,
• Or to show compliance with the MEES (Minimum Energy Efficiency Standards)

• EPCs are sometimes required for loan approval or other financial transactions.
