What is a Non Domestic Energy Performance Certificate (NDEPC)?

NDEPC (sometimes referred to as EPC) are required for commercial buildings under construction, for sale or rent, and is a rating of the energy performance potential of the building itself and its services. They are produced from SBEM calculations and accompanied by a report, which provides recommendations on how the energy performance of the building may be improved, including an indication of payback periods.

Why do I need an NDEPC?

All commercial buildings under construction, for sale or rent are required by the Energy Performance of Buildings Directive (EPBD) to have a NDEPC. They help owners and occupiers to make their buildings more energy efficient and they allow perspective buyers/tenants to compare buildings, based on energy efficiency.

From April 2018, any commercial building made available for rent must have an EPC rating of Band E or above. If the banding is an F or G, the building must be improved to an E or above before it may be let. After a survey we can provide a draft EPC to inform you of the most cost effective improvements, and help you determine an energy plan to install any improvements. Once these are installed, we will produce the final EPC for you which will then be valid for 10 years.
